Colorbond fencing in Werribee
Colorbond is pre-painted steel, and a Colorbond fence shuts out the view from next door.
Werribee's Harpley estate asks for Colorbond in Woodland Grey between lots in its Views precinct, no taller than 1.8 m. We install it in whatever colour your estate sets.

Timber fencing in Werribee
Timber palings look natural, keep the yard private and take a stain to suit the house.
We install palings butted edge to edge, or lapped so each one covers the gap beside it. Lap and cap adds a timber capping strip along the top. We use treated pine or hardwood.

Fencing work across Wyndham
New estates in Wyndham's growth areas
Wyndham is one of Melbourne's growth corridors, with new estates going in at Tarneit North, Truganina, Manor Lakes and Point Cook West. Many estates have design guidelines, and some register a Memorandum of Common Provisions (MCP), a set of building rules, on your title.

A fence on a retaining wall
Harpley's Views precinct wants a 1 m fence on top of any retaining wall over 900 mm high. We'll put the retaining wall and its fence on one quote.

Back fences along the Werribee River
The Werribee River runs through Wyndham Vale, past Presidents Park and under the Princes Freeway, then on to Port Phillip Bay. Melbourne Water records big floods on it in 1973, 1983, 1995, 2004 and 2011, and a major flood alert in October 2022.

Backing onto the river?
Say so when you ask for a quote. We'll price a fence that suits the river corridor rules, and if it needs a planning permit, you apply as the owner.

Market gardens and farms on the rural edge
Wyndham's planning scheme counts Werribee South among Victoria's most significant market garden regions. Little River, Cocoroc and Mount Cottrell sit mostly outside the growth area. We install post and wire and ringlock (stock mesh) out there, tied off to strainer posts, the big end posts that take the strain.

Shared fences
Dividing fences in Werribee
Shared by both sides
A dividing fence is the fence you share with the property next door. Under the Fences Act, building or repairing it is a cost both owners share.
Agree first
Agree the work with your neighbour before it starts. Or follow the steps in the Fences Act, starting by giving them a fencing notice that sets out the job and its price in writing. If neither happens, vic.gov.au says the law can't make your neighbour pay any of it.

If you ask, we'll lay the quote out so it can go straight to your neighbour.
Soil and stone
The ground around Werribee
At the measure, we also check the soil and any stone along the fence line.

Basalt near the surface
On the Werribee Plains, topsoil is often 10 cm deep or less, with basalt stones and boulders at the surface in places. Where stone is in the way of a post hole, the written quote sets out how we'll dig it.
Clay that cracks
Under the topsoil is medium to heavy clay. In low spots and drainage lines it's grey cracking clay, which splits deeply when it dries out. The plains get only about 450 mm of rain a year.
River flats
Around and south of Werribee, on the river delta, the soil has a lighter top layer over a heavier one. Much of that land is used to grow vegetables.
Permits and rules
Fence permits in Werribee and Wyndham
Victoria's Building Regulations decide which fences need a building permit. The Wyndham Planning Scheme adds planning rules for rivers, heritage places and old stone walls.
Your property report on VicPlan, the state government's planning map, lists the zones and overlays on your block.

- Schedule 3
Tall and corner fences
Any fence over 2 m needs a building permit, and so does one over 1 m that's within 9 m of where two streets meet.
Building Regulations - Clause 54.02-7
Front fences
Wyndham hasn't added a front fence height of its own for house blocks. The state standard allows up to 1.5 m on most streets, or 2 m on a main arterial road zoned Transport Zone 2. On those main roads, anything over 1.5 m still needs a building permit.
Clause 54.02-7 - Significant Landscape Overlay
The Werribee River corridor
Four landscape overlays follow the Werribee River, Wirribi Yaluk, from Bacchus Marsh West through Wyndham Vale and Werribee to the bay. These planning controls protect the river's surroundings, and inside them most fences need a planning permit. More than 50 m back from the riverbank's edge, an open rural fence no taller than 1.4 m can go in without one.
Landscape overlays, clause 42.03 - Heritage Overlay
Carter Avenue and other heritage places
Wyndham's Heritage Overlay is the planning control for historic places, and it covers the Carter Avenue Precinct in Werribee. Its schedule names the low brick front fences at eight houses there. Anywhere in the overlay, apply for a planning permit before building a new fence that will be seen from a road or public park.
Heritage Overlay, clause 43.01 - Estate guidelines
Your estate's own rules
In Harpley's Views precinct, privacy fences stop at least 1 m back from the house front, or 5 m on corner blocks. A front fence there must be open style, no higher than 1.2 m, or 1 m on corner blocks.
Harpley guidelines - Clause 52.33
Old dry stone walls
Wyndham protects pre-1940 dry stone walls, built without mortar, where the Truganina and Tarneit North growth-area plans mark them for keeping. Walls ranked C or D in the 2015 Wyndham Dry Stone Wall Study are covered too. You need a planning permit to remove or alter one, except to take out a section for a gate.

Werribee fencing questions
Questions about fencing in Werribee
Most backyard and front fences don't need one. A building permit is a must for any pool or spa barrier, and for a fence taller than Victoria's permit-free heights. A planning permit can also be needed along the Werribee River, in a flood overlay, or in a heritage area like Carter Avenue.
Usually you and your neighbour share the cost, as long as the fence is sufficient under the Fences Act. vic.gov.au gives timber paling 1.8 m high as an example between houses, and post and wire between rural properties.
Werribee, Hoppers Crossing, Tarneit and Wyndham Vale are all Wyndham City suburbs. Truganina, Eynesbury and Mount Cottrell sit across the boundary with Melton, so it depends on your street.
It can, if your block is in Wyndham's Land Subject to Inundation Overlay, which maps land prone to flooding. There, a new fence needs a planning permit unless it's post and wire or post and rail. Wyndham City and Melbourne Water are working on new flood maps that may change the overlay.
Length comes first, then the fence type, the height and the number of gates. Access matters too, and basalt stone or heavy clay makes digging slower. The free written quote has the total, and tells you if the old fence can be taken away as part of the job.
